We built a new – old cottage, right down the gravel drive from our farmhouse using Barn Plan 041-00348 from America’s Best House Plans.

The cottage is a new construction house… but we built it to look and feel like a much older home. One that’s full of “old house character” thanks to a few collected antiques we incorporated into the build, along with some hand-picked, vintage-inspired finds to tie it all together!

Throughout the tour, I’ll share photos of each space, and I’ll walk you through all the modifications we made to the house plans.

I’ll also include a section with sources for all the things you’re gonna want to know like paint colors, lighting, and even where we sourced those antique finds!

The Living Room

The living space is full of natural light, which we love! It’s open to the kitchen, and has easy access to both the front and the side porch through either the front door, or the double doors right off the kitchen.

Living Room Modifications

The Kitchen

I think the kitchen might be my favorite room inside the cottage!

I actually brought all my jadeite pieces from our farmhouse to the cottage for these photos. And they looked so pretty in mom’s kitchen that I decided to let her keep them!

Kitchen Modifications

  • We lowered the ceiling height from 10 feet to 9 feet for a cozier feel inside.
  • We got rid of the interior can lights for less modern lighting options.
  • We moved the sink and added more cabinets under the window.
  • We turned the kitchen island to improve the flow after moving the sink.

The Walk-in Pantry

We added a curtain to the pantry instead of a door and I think it was the sweetest little vintage touch!

Pantry Modifications

  • We lowered the ceiling height from 10 feet to 9 feet for a cozier feel inside.
  • We took out the lockers in the back hallway, which allowed us to expand the pantry by about a foot on that side.
  • We opted for no pantry door, and added a curtain to the opening instead.

The Laundry Room

It’s hard to convey in photos, but the way this room is positioned, at the back corner of the house, and just past the roofline on the side porch… it almost feels like an old porch stoop that was closed in and converted into a laundry room.

And I LOVE that about it! We were able to fit mom’s deep freezer next to the washer and dryer, and there’s plenty of space left to add shelves for more storage in here later on.

Laundry Room Modifications

  • We lowered the ceiling height from 10 feet to 9 feet for a cozier feel inside.
  • We eliminated the cabinets, which made room for the deep freezer.
  • We added peg hooks for hanging storage for brooms and such.

The Primary Bedroom

The primary bedroom is tucked towards the back of the cottage, conveniently close to the laundry room, but separate enough from the rest of the house to feel like a retreat.

The Primary Bathroom

The primary bathroom is another one of my favorite rooms, and I think it’s because I’m so happy how the tile turned out! If you didn’t know, I DIY-ed the penny tile floors in here. And it was quite the undertaking! Were you here when I shared this project on Instagram?

Primary Suite Modifications

  • We lowered the ceiling height from 10 feet to 9 feet for a cozier feel inside.
  • We opted for wall sconces by the bed, instead of overhead lighting.
  • We added peg hooks for hanging towel storage in the bathroom.
  • We chose a smaller vanity, which left extra room between the vanity and toilet. (We’re looking for the right piece for this spot, just haven’t found it yet!)

The Front Hallway

Up towards the front of the house, there’s a little hallway right off the living room. The door on the right leads to the guest bedroom. The door on the left leads to the guest bathroom.

The Guest Bedroom

The guest bedroom is actually a great size for the size of this house! We were able to fit a queen size bed in here, with plenty of room to walk around and for the kids to play.

The Guest Bathroom

You’ll notice the guest bathroom is a little more fun and playful than the primary bathroom! We designed this space with all the grandkids in mind.

Both my daughter and my niece have flower names, so we chose a daisy pattern for the penny tile floors. (Yes, I DIY-ed these floors too!) And we added little pops of minty green for both the boys.

Guest Quarters Modifications

  • We lowered the ceiling height from 10 feet to 9 feet for a cozier feel inside.
  • We opted for lamp light by the bed, instead of overhead lighting.
  • We added peg hooks for hanging towel storage in the bathroom.
  • We chose a wall-mounted sink rather than a traditional vanity.
  • We hung a vintage wood medicine cabinet over the toilet for “smalls” storage.
  • We got rid of the built-in linen storage in the hallway, and added an antique pie safe that functions as a linen closet / overflow bathroom storage.

The Exterior

The cottage exterior was very much inspired by the American Gothic house! You know, the one from the painting by the same name? That painting, and that old house is where we got the inspiration to add the pointed arched window to our little cottage!

The Front Porch

The cottage porch truly functions like an extension of the home’s living spaces, with plenty of room to spread out and catch a breeze when you can find one!

The Side Porch

While the front porch is set up for “porch sitting”, the side porch is set up as a second dining space! And there’s also the church pew where you can kick up your feet and relax.

We made a few thoughtful modifications to the exterior of the cottage. And these changes played a huge role in the cottage looking and feeling like an older home!

Exterior Modifications

  • We lowered the ceiling height from 10 feet to 9 feet, which dropped the roofline. (You can see how this changed the exterior of the house when you compare the cottage to the rendering photo below.)
  • We added a gothic style pointed arch window to the front of the house.
  • We opted not to build the garage to cut costs.
  • We got rid of the porch can lights and chose ceiling fans instead.
  • We ordered a reverse set of plans, so the bedrooms are on the right side of the house, and the porch wraps around to the left.
